In most cases, homes that sell fast are competitively priced, clean and tidy and have been put on the market by sellers who are willing to bend a little when a buyer shows some interest.
Price the home too optimistically and buyer’s will reject it and buy the competition. Even in a hot market like today’s market, it still takes competitive pricing to attract the best buyers. Seek the advice of a trusted real estate professional to help you get top dollar for your property.
A home’s condition is vital to a successful sale. First impressions are everything, especially when potential buyers may tour 20 to 30 homes before making a decision. There are a lot of homes out there so yours has to stand out to attract a buyer.
To make a good impression sellers should have their homes cleaned from top to bottom, replace worn carpets and flooring, repaint tired-looking rooms, replace missing caulking around sinks and counter tops and make full use of windows and lighting to keep the home bright and cheery. Remove some personal belongings so purchasers can see themselves living in the home.
If there are toys in every room and too many of your family pictures on the wall a single person, or even two individuals can’t relate to that. So take away half of the pictures and hide the toys.
Sellers should also demonstrate flexibility on the closing date. Most buyers want to move into a new home in 30 days but others, usually people transferred to jobs, need 30 to 50 day closings. If you want the sale, be prepared to move out according to the buyer‘s timetable.
