In her best selling book Dress Your House for Success, Martha Webb emphasizes the need to sell your house by looking through the buyers' eyes.
"When you live in a house daily, you miss the fingerprints on the cupboards, or the smells in the bathroom," says Webb. "Take off the blinders, and step out before you step in." Webb suggests that buyers make an emotional connection when they enter a home for the first time. Whether that connection is positive or negative is totally up to the seller.
If you are selling your home, Webb encourages you to go to a model home or an open house. See how it feels and looks. Take notes about what you experience there, good or bad. What are your first impressions
as you drive up to the house?
as you walk to the front door?
of the entryway?
of the kitchen?
of the bathrooms?
of the closet space?
"Ask yourself if you feel comfortable in the house." Webb says. "And examine why you do or why you don't." Then, go back to your own home and experience the space as though you were a potential buyer looking at your home for the first time. What is your emotional reaction to it? How do you feel about this space? What do you see? What do you smell or hear? Would you want to come home to this house every day? What tells you "no?" What makes you say, "yes" or "maybe?" |
